Featured Project: Harborside Party Barn ~ Osterville

 

An old barn rested on a harborside property in Osterville for many years only to be used for storage and as an occasional “party barn” by the current homeowners. After having the main house renovated some years ago, the homeowners had to decide whether to tear down the “eye sore” or renovate it to complement the rest of the property. That is when the homeowners called E.J. Jaxtimer for his professional advice. With E.J.’s passion for restoring barns, he took on the project and quickly assembled his team of restoration specialists.

The project started in 2020 at the height of COVID-19, which posed challenges by delaying many aspects of production. This did not deter Jaxtimer’s team who worked closely with the homeowners to design and build a functional “party barn” and outdoor living space the entire family could enjoy. The team also incorporated their clients’ interior design expertise to enhance the architectural charm of the barn inside and out.

Much of the original woodwork and beams were restored and integrated into the unique design by E.J. Jaxtimer Builder, Inc. The barn’s main floor includes several gathering areas and a center island with seating for eight complete with Enigma Surfaces marble countertops. The kitchenette includes a custom serving bar equipped with a spacious beverage refrigerator, ice maker, draft beer dispenser, a bar sink, and dishwasher. Beyond the entertaining space, an addition was built to accommodate a mudroom/laundry room and a bathroom with custom cabinetry, Caesarstone cloudburst concrete countertops, and a tiled shower. ProREZ epoxy flooring by Topcoat Services was installed on the first floor and offers a hard-wearing durable surface able to withstand heavy and continuous traffic. The second floor loft was also remodeled and serves as added family space.

Two large sliding doors by Andersen Windows + Doors were constructed on the pool side giving the illusion of a large indoor/outdoor living space. As you walk out of the sliding doors, you are greeted by a beautiful outdoor oasis. Enlisting the landscape design expertise of ML Curadossi, the Jaxtimer team transformed the backyard and created a space ideal for entertaining. The outdoor space was completed with new decking, a custom pergola structure, a 16 x 36’ pool, and granite surfaces and walkways throughout. A golf course sits behind the property creating the perfect backdrop for evening sunsets.

The Harborside Party Barn is featured in Boston Design Guide’s Cape & Islands 10th Anniversary Edition titled Beams of Light.
